Mold Remediation Across the Orlando Area
Mold remediation in Orlando looks different from the coast. There is no storm surge here, but the metro is dotted with lakes, summer brings near-daily thunderstorms, and the air conditioning carries most of the job of keeping homes dry. When that system fails, a storm cracks a few roof tiles, or a house sits closed up for weeks, moisture builds quietly and mold follows, often somewhere nobody looks until there is a smell or a stain.
Onsite Mitigation & Restoration holds a Florida mold remediator license, MRSR5665. For Orlando homeowners we trace the moisture back to where it started, contain the affected rooms, remove what cannot be cleaned, and dry the structure so the problem does not return. Our mold remediation process is the same everywhere we work; what changes in Orlando is where the water tends to come from.
What Feeds Mold in Orlando Homes
Much of the Orlando area was built out quickly, and many of those homes carry concrete tile roofs. Tile sheds rain well until a tile cracks or shifts in a storm, and then water can run along the underlayment and into the attic for weeks before a ceiling stain appears. Below the roofline, air handlers, ducts, and condensate drain lines run hard for most of the year, and a clogged line or a sweating duct can keep a closet or ceiling damp for a long time.
Empty homes are the other common thread. Seasonal homes and rental properties can sit closed for long stretches with the air conditioning turned off or set high to save power, and with no one inside to notice, humidity climbs and mold spreads across walls, furniture, and closets. Established neighborhoods like College Park and Thornton Park add older homes with their own mix of plaster, wood floors, and decades of patched leaks.
- Attic decking and insulation under cracked or shifted roof tiles
- Ceilings and closets near air handlers and AC drain lines
- Walls, closets, and furniture in homes left closed up
- Bathrooms and laundry rooms with slow plumbing leaks
Our Mold Remediation Process in Orlando
We start with an inspection to find the extent of the growth and the moisture behind it. If the source is a roof leak, an AC problem, or a plumbing failure, it has to be corrected or the mold will return no matter how well the cleanup goes. With the scope mapped, we seal the work area and set up negative air pressure, so spores disturbed during removal are pulled out of the house instead of drifting into clean rooms.
Materials that cannot be cleaned come out, HEPA air scrubbers capture what is in the air, and the remaining surfaces are treated. Then we dry the structure and check it with moisture readings before we call it finished. In a house where the air conditioning was part of the problem, that final drying step is what keeps the job from becoming a repeat visit.
- Inspection of the growth and the moisture source behind it
- Containment and negative air so spores stay in the work area
- Removal, HEPA air scrubbing, and antimicrobial treatment
- Structural drying checked with moisture readings
When the Mold Started With a Storm
Hurricanes that come ashore on either coast regularly track inland across the Orlando metro, and their wind and rain cause roof and water damage far from the beaches. If a storm opened your roof, our emergency roof tarping stops the water first, and our water extraction and drying gets the house dry before mold sets in.
